You see the newspaper advertisements of properties at low rates from this group. When you calculate the price with full details, you'll be surprised to see the cost going 40% more.
What you should do is find out Sq. Yard Rate and Number of Sq. Yards they quote for. Multiply that and get the price ( This is the price they quote as starting price in newspaper)
Add Maintenance, Legal, Auda, etc fees + monthly maintenance, Add Stamp and Dastavej Charges. Now when you do that you get the Total Price you will be paying to them. You goal is to find out how much you have to pay inclusive of all costs. Now you get the Total Price.
Now lets see the catch here.
They have 35% Super Built Up. So essentially you get 35% less space within the apartment to use. i.e Your Carpet Area is what matters to you. So reduce the Area by 35% and you get Net Carpet Area.
Divide the Total Price by this Net Carpet Area and you get Price per usable area. Compare this price with what you started your calculation with.
I did a sample calculation with Rs. 14,500 per sq. yard and when I added all the cost and caculated the effective price for my usable area, it came to Rs. 26,913 per sq. yard and that too in Gandhinagar and in an area that has no amenities, no schools, hospitals, etc.
This is how the builders mislead you.
